Some exterior cover wear, it's old and to be expected. Pages foxed due to nearly 100 years old! Binding gold lettering looks clear! At the front and back of the book, the boards are coming apart from book body. Not that uncommon for this size of a book. Binding is tight throughout the rest of the book but some care should be given when using as it is . A few pages in the index are ripped.
